London, UK - April 15, 2025: Savills, a leading global real estate service provider, has successfully facilitated the acquisition of a significant land parcel in South East Warrington on behalf of Homes England, the government’s housing and regeneration agency. The 83.69-acre land deal marks a pivotal step in expanding Homes England’s largest single land holding allocated for housing in Northern England, setting the stage for a substantial residential development.

This acquisition enables the development of approximately 600 dwellings, forming part of the broader South East Warrington Urban Extension, which will deliver a total of 4,200 homes. The project includes 30% affordable housing, alongside essential community infrastructure such as new schools, a health centre, retail facilities, and community spaces. The land was acquired from three private landowners, represented by Roger Hannah, with Savills acting on behalf of Homes England throughout the transaction.

Adam Mirley, Director in Savills’ Manchester-based development team, stated, “A lot of hard work has gone into this acquisition, which enables Homes England to extend its control of this key site – their largest single land holding allocated for housing in the North. Work continues now as we support on the production of the development framework and delivery plan to ensure that new homes can start to be delivered as soon as possible.”

Following the completion of the acquisition, Homes England will advance the planning process, including the development of a site-wide framework, to facilitate the delivery of a diverse range of housing types and tenures in the coming years. This milestone underscores the collaborative efforts of Savills and Homes England in addressing housing needs and fostering sustainable community development in the North West region.
