#PTS: As an innovator and futurist, how do you view the transformation that Proptech has brought to the real estate industry in recent years, and what trends do you foresee shaping its future?

Ludwina Dautovic: As an investor in real estate for over 30 years, I’ve seen a number of changes occur in this industry. As a ‘RentVestor’ and a self-managed landlord, I experience this sector from a number of different angles. Now as a CEO and founder of The Room Xchange, a multi-award winning proptech platform, I see even transformation occurring in this sector.  

In the area of housing, Proptech has ignited a profound transformation. It's ushering in an era powered by data, where analytics and AI are guiding property choices. Smart contracts are simplifying transactions, ensuring both security and efficiency. Sustainability is no longer just a buzzword but a core priority. Virtual reality is revolutionizing property viewings, and property management tools are enhancing tenant experiences. The future of housing through Proptech holds the promise of relentless innovation, creating an ever-evolving landscape of change and adaptability.

#PTS: How can Proptech actively contribute to advancing sustainability and positively impacting the environment within the real estate sector?

Ludwina Dautovic: As a recent winner of the 2023 Proptech Association ‘Most Innovative Proptech for Environment, Social and Sustainability’, it’s a topic that’s very dear to us. It’s good to see that Proptech can and is becoming a true friend to sustainability and our environment within the real estate sector. Through its clever use of data analytics and AI, it empowers property owners to optimize energy use, cut waste, and boost overall resource efficiency. Think of it as the brain behind green practices.

Proptech is also the driving force behind eco-conscious buildings and communities. It equips stakeholders with essential tools for sustainable design, green certifications, and constant monitoring of environmental performance. Beyond this, it champions shared economies, encouraging collaboration and smart resource usage, all of which work together to reduce our environmental impact.

What's particularly refreshing is that Proptech fosters a culture of transparency. It encourages responsible investment choices that prioritize sustainability, paving the way for more eco-friendly real estate developments. In essence, Proptech's role in advancing sustainability and positively affecting the environment is like a gentle nudge towards a greener, more harmonious future.

#PTS: What challenges do you believe Proptech has the potential to effectively address in the housing and rental markets, and how do you see these solutions making a positive impact?

Ludwina Dautovic: This is at the core of The Room Xchange. There are over 13.5m unused spare bedrooms in 10m homes across Australia. This is the existing housing stock that is laying dormant in households who are struggling with multiple interest rate hikes and high cost of living. Through the use of smart technology, we are able to provide the confidence needed by homeowners to encourage them to rent their spare rooms. This removes the need for additional development, reduces cost to the homeowners, unlocks latent rental supply and puts an ease on the housing and rental crisis that Australia and many parts of the world are now experiencing.  

Proptech can also tackle a variety of other challenges in housing and rentals, such as enhancing transparency and trust between renters and landlords, and promoting sustainability. These solutions can positively impact people by making housing more affordable, transactions smoother, and living arrangements more eco-friendly, ultimately enhancing the overall quality of life.

#PTS: As someone who has invested in emerging technologies, what criteria do you look for when considering investment opportunities in Proptech?

Ludwina Dautovic: When I delve into Proptech investments, at the top of the list is innovation – does the technology have the potential to shake things up and solve actual problems in real estate? Then, I weigh scalability and market suitability – can this solution go big and does it meet what the market is really after? Having a rock-solid team with deep industry know-how is another must-have for a project's success. Lastly, sustainability and social impact are high on my radar; I lean towards tech that aligns with our environmental and societal goals.

#PTS: What advice would you give to entrepreneurs looking to disrupt the real estate industry with their Proptech solutions?

Ludwina Dautovic: My advice for budding entrepreneurs in the Proptech world is to zero in on tackling those real challenges, make innovation a top priority, and make sure your solutions are aligned with your core values. Seek out a skilled and industry-savvy team, and always aim for a market fit that can scale. Also, keep an eye out for opportunities where your technology can solve multiple problems at once. Take, for instance, the rental application process in Australia – it's ripe for a massive overhaul, given its cumbersome and time-consuming nature.
