London, UK – 1 Dec, 2025 – Vistry has completed contracts on two strategic sites in South Worcester and Bury St Edmunds, paving the way for the delivery of more than 3,500 new homes across both locations. The acquisitions reinforce the group’s partnership-led model and its focus on mixed-tenure, sustainable communities with a strong emphasis on affordable housing.
In South Worcester, the Hopfields development will deliver over 2,000 new homes, with the masterplan allowing for up to 2,204 homes in total. Of these, 20% will be designated as affordable housing, supporting local housing needs and contributing to wider supply targets. At least 50% of the homes on the site are already pre-sold, including around 800 affordable homes and private rented sector (PRS) properties, providing a high level of delivery certainty and cash flow visibility. A further 1,200 homes will be brought forward for open market sale through Vistry’s retail brands Linden Homes, Countryside, and Bovis Homes.
Sustainability and modern methods of construction form a core part of the approach at Hopfields. Many of the new homes will be built using timber frames manufactured by Vistry Works, the group’s in-house offsite manufacturing business. This is expected to support improved build efficiency, reduced embodied carbon, and more consistent quality on site, in line with evolving industry and regulatory expectations.
In Bury St Edmunds, Vistry has secured a 194-acre site that will deliver more than 1,300 new homes as part of a major sustainable urban extension. The masterplan provides for up to 1,375 homes alongside a new primary school, commercial space, a local centre, and a country park, creating a comprehensive mixed-use community. A minimum of 30% of the homes will be affordable, reflecting local policy requirements and national priorities around housing accessibility.
The Bury St Edmunds scheme already benefits from hybrid planning permission for 1,375 homes, with reserved matters consent secured for 287 units, giving the project an advanced level of planning certainty. Delivery will take place in phases over the next 10 years, supporting long-term economic growth, job creation, and infrastructure investment in the area. The phased approach also allows the scheme to be aligned with market demand and public-sector investment in transport, education, and community services.
Both developments reflect Vistry’s partnership-led strategy, which focuses on working with housing associations, local authorities, and institutional investors to increase the supply of mixed-tenure and affordable homes. Priority is being placed on sustainable design, accessible green spaces, and community-oriented infrastructure, alongside the use of modern methods of construction to improve delivery at scale.
