London, September 3, 2024 – The Mayor of London, Sadiq Khan, announced that a proposed new development near Cockfosters Tube station is set to proceed. The project will deliver 350 new homes, enhance green spaces, and provide an economic boost to the city. Transport for London (TfL) has received consent from the new Secretary of State to progress the plans.

Background and Consent

TfL, in accordance with the GLA Act, sought consent from the Secretary of State for the disposal of land currently used for car parking at Cockfosters station. The initial request was made in 2021 but was denied by the then Secretary of State. Now, with the new government’s approval, plans for the 1.36-hectare (three-acre) car-free development can move forward.

Development Details

The proposed development, granted planning permission by Enfield Council in February 2022, will be located next to Cockfosters station, which serves the northern end of the Piccadilly line.

Key features:

  • Approximately 350 new homes, with 40% designated as affordable housing.
  • Retention of car parking options, including provisions for Blue Badge holders.
  • Improved commercial space in the local area.
