In Episode 11 of PropTech Power Talks for the London PropTech Show, I had the pleasure of speaking with Melanie Leech, Chief Executive of the British Property Federation (BPF). Melanie brings a wealth of knowledge and experience from her leadership in the property sector, making her an insightful voice in the ongoing dialogue around the intersection of property and technology.

Q: Melanie, you have a lot of experience in understanding the dynamic relationship between property and property sectors. Can you start by explaining how these two sectors influence each other?

A: One of the reasons that we merged with the UK PropTech Association was to bring the two sectors more closely together because they're absolutely interdependent. I think they were struggling to talk to each other in a way that each side could relate to. On the one hand, you have the property sector, which is quite traditional and possibly slow-moving in terms of change. In general, and with some notable exceptions, the sector has been slow to understand the power of digitization and technology in improving service delivery within buildings for tenants, enhancing operational efficiency, and addressing challenges like decarbonisation.

On the other hand, you have tech companies eager to bring their skills and innovative thinking to the property industry, but they often lack a deep understanding of the sector. Many people don't grasp the property industry beyond their personal experience of renting or buying a home. Consequently, PropTech solutions tend to focus on residential buying, selling, and renting processes. While that's important, it's only a small part of the market.

The goal is to broaden awareness, helping tech companies understand the broader property market and the real challenges that need solutions. This creates opportunities for mutual growth and fosters a more collaborative environment.

Q: Speaking of advancements, how would you describe the overall state of the PropTech sector today?

A: We've just published a report called The Opportunity for PropTech, available on the UK PropTech Association website. It was commissioned by the Ministry for Housing, Communities, and Local Government to explore the current state of the sector. I would say the sector is healthy, even though the property sector has faced tough times, which has inevitably impacted PropTech as well.

Despite these challenges, the PropTech sector remains strong, and we believe it has significant growth potential. The UK is home to world-leading PropTech companies, and we need to support their continued growth. There are tremendous opportunities for the sector to thrive, and I’m optimistic about its future. PropTech has the potential to be a crown jewel in the UK’s innovation landscape, and it’s already making a significant impact.

Q: I understand that UKPA has been commissioned by the government to lead initiatives supporting the PropTech sector. Can you tell us more about these efforts?

A: Absolutely. The report I just mentioned is the first stage in that effort. Over the next year to eighteen months, we will undertake a program of work on behalf of the Ministry for Housing, Communities, and Local Government (MHCLG). Our goal is twofold: first, to raise awareness among the property sector about the innovative solutions available, and second, to make it easier for people to understand and navigate the UK PropTech market.

We want to demystify the sector for investors, laying out clear information on the opportunities within PropTech. By showcasing case studies and highlighting success stories, we can demonstrate the potential for significant returns on investment. This initiative is all about creating stronger connections and facilitating informed decisions to drive more investment into the sector.

Q: Can you share your thoughts on the current policy environment for the PropTech sector? Are there any specific policies or regulations that are particularly impactful?

A: Definitely! One key area is digitization. Both the industry and the government recognize the importance of advancing digital processes. Agencies like the Valuation Office Agency and the Land Registry are critical players, and further digitization efforts in these bodies would significantly improve the efficiency of the property sector.

Prioritizing these areas within the government’s wider digitization strategy is essential, especially considering the government’s growth targets, including building one and a half million homes over the next four years. A more streamlined property sector is key to achieving these goals.

Another crucial area is the decarbonisation agenda. Establishing a clear and consistent regulatory framework will help the property sector commit to long-term sustainability goals. With the right policies in place, property companies will have the confidence to invest in innovative solutions. This will, in turn, create opportunities for PropTech companies that can provide the necessary tools and technologies.

Q: So before we wrap up, what is the importance of events like the London PropTech Show for the industry?

A: Events like the London PropTech Show are invaluable. The property sector is fundamentally a people-centric industry. While we’ve all adapted to webinars and online meetings, there’s simply no substitute for face-to-face interactions.

These events bring together innovators, investors, and property professionals, offering a unique opportunity to exchange ideas, learn about the latest developments, and build meaningful connections. The pace of technological change is rapid, and attending events like this ensures that participants stay informed and inspired.

I firmly believe that anyone who attends the London PropTech Show will walk away having gained new insights and perspectives. It’s a must-attend event for both property and tech professionals.
