Riyadh, Saudi Arabia - August 26, 2025: Cenomi Centers has chosen JLL and CBRE to lead leasing efforts for the office component of Jawharat Riyadh, a landmark development that will become the capital’s first mall to achieve LEED Gold certification. The project, which is scheduled to open in 2026, will introduce more than 30 international brands to Riyadh and is projected to attract over 20 million annual visitors.

The scheme features 65,000 square meters of premium office space designed to balance efficiency with employee wellbeing. Tenants will have direct access to more than 300 retail and entertainment outlets, with the location offering high visibility and strong transport links across the city. Cenomi said that by working with two global real estate leaders, it intends to draw a diverse mix of tenants seeking a prestigious address alongside a sustainable working environment.

Environmental performance is central to the vision for Jawharat Riyadh. By committing to LEED Gold standards, Cenomi is aligning the project with Saudi Arabia’s Vision 2030 goals and tapping into growing demand for green-certified commercial space. The developer believes the credentials will not only appeal to international occupiers focused on reducing their environmental impact, but also contribute to higher rental returns in a market already defined by limited supply.

Both JLL and CBRE have been tasked with advising on leasing strategy and securing high-quality tenants. Their appointment comes as Riyadh’s office market continues to perform strongly, with prime rents climbing to $871 per square meter annually at the end of 2024.

The announcement follows Cenomi Centers’ 10-year partnership with Unibail-Rodamco-Westfield, unveiled earlier this year, which gives the Saudi company exclusive rights to the Westfield brand in the Kingdom. Jawharat Riyadh will be among the first properties to benefit from that alliance, which covers leasing, operations, and retail media, while also raising the profile of Saudi retail internationally.
